Dimensionar y comprender el orden socioespacial que rige a la ciudad implica reconocer que el principal elemento que en la actualidad lo redirecciona —la producción residencial— está estrechamente relacionado con el fenómeno de la distribución de la segmentación residencial. En Bogotá, las primeras manifestaciones de un orden urbano segmentado se desarrollaron desde la primera mitad del siglo XX y, desde entonces, sus escalas de intensidad se han moldeado para evidenciar una diferenciación social en los espacios residenciales, la cual ha sido perpetuada por la escala de disponibilidad económica. Este orden ha emergido no solo a partir de las prácticas de quienes construyen y distribuyen su oferta residencial por la ciudad, ya que se ha dado proporcionalmente con el encuentro con los intereses de la demanda, es decir, la configuración del orden socioespacial de Bogotá proviene, a lo largo de su historia, de la simultaneidad de movimientos, trayectorias residenciales y estrategias de localización tanto de las familias como del mercado inmobiliario.
