Erfolgreiches Portfolio- und Asset-Management für Immobilienunternehmen
Wie zeichnet sich erfolgreiches Portfolio- und Asset Management für Immobilienunternehmen aus? Welches sind die wichtigsten Werthebel, die vor allem in Zeiten marktbedingt stagnierender oder fallender Verkehrswerte den Unternehmenswert einer Immobiliengesellschaft positiv beeinflussen können? In welcher Form ist es möglich, ein wertorientiertes Portfolio-managementsystem im Unternehmen aufzubauen? Diesen Fragen ist der Autor in seiner Dissertation nachgegangen. Ausgehend von theoretischen Portfoliomodellen wird die Brücke zum praktischen Portfolio- und Asset Management geschlagen. Der Fokus dabei liegt auf der Orientierung am Portfolio- bzw. am Unternehmenswert. Nach der Identifikation der 8 wichtigsten Werthebel wird deren Einfluss auf den Wert des Unternehmens dargestellt. Um ein ständiges Screening der wesentlichen Einflussfaktoren sicherzustellen, ist bei umfangreichen Immobilienbeständen ein integriertes IT-Tool notwendig. Der Aufbau und die Implementierung eines Portfoliomanagementsystems werden anhand einer bereits in der Praxis eingesetzten Lösung beschrieben.
